Landlord & homeowner safety reports
Electrical Installation Condition Reports for landlords, letting agents, homeowners and businesses across North West London. NAPIT-registered, report issued the same day, any remedial work quoted upfront.

An Electrical Installation Condition Report is a full inspection and test of the fixed wiring in a property — the fuseboard, circuits, sockets, switches and light fittings — carried out to the UK wiring regulations (BS 7671). It tells you whether the installation is safe to keep using and what, if anything, needs fixing.
Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords must have the electrics inspected and tested at least every five years. You must give a copy of the report to your tenants within 28 days, and to the local council within 7 days if they ask for it. Many council licensing schemes in London also ask for a current EICR.
Homeowners are recommended to have an EICR roughly every ten years, and it’s a good idea when buying a property or before a renovation.
| Property | Price |
|---|---|
| Studio / 1–2 bedroom flat or house | £140 |
| 3 bedrooms | £180 |
| 4+ bedrooms | £220 |
| HMOs and commercial premises | Quote |
If the report comes back Unsatisfactory, we’ll give you a fixed price for the remedial work. Once it’s done we issue the paperwork you need to show the installation is now safe.

Most flats and small houses take two to four hours. Larger houses take longer. Power will be off for short periods while circuits are tested.
We just need access to every room and the fuseboard. Many landlords arrange for us to collect keys or meet the tenant — we’re happy to arrange it directly with them.
Usually the same day, by email as a PDF you can forward to your tenants, agent or council.
We explain each code in plain English and give you a fixed price to put it right. Under the regulations, remedial work must be done within 28 days (or sooner if the report says so).
For rented property, up to five years (or sooner if the report recommends it). For owner-occupied homes, around ten years.
